The University of Central Florida (UCF) area is about to get a major boost in student housing options. Beachwold Residential has secured a substantial $176.6 million construction loan from Affinius Capital to build The Place at Alafaya, a two-phase student housing development near the university.
This project, led by Gideon Friedman, will create a vibrant community with a focus on amenities and convenience. The development will consist of four four-story buildings, offering 484 residential units, 1,395 beds, and 1,301 parking spaces. The two-phase approach is strategic, with Phase I targeting completion before the 2028-2029 academic year and Phase II following suit by the 2029-2030 academic year.
One of the standout features of this project is the dedicated three-story clubhouse, a central amenity hub. It will house a boutique coffee bar, social and study lounges, gaming and theater areas, a top-floor fitness center with a sauna and cold plunge, and more. This level of amenity provision is a significant draw for students, offering a comprehensive on-site experience.
The development also includes a range of outdoor amenities, such as lagoon-style swimming pools with cabanas, landscaped courtyards, pickleball courts, a half-court basketball area, dog parks, outdoor fitness equipment, study lounges, private study rooms, game rooms, outdoor televisions, turf lounges, barbecue areas, walking trails, and a dedicated shuttle service to the UCF campus. These features aim to cater to the diverse needs and interests of the student population.
The project's location is a key selling point, being in close proximity to the UCF campus.
